Prime Commercial Builders was founded and created by David Busby Jr. and Oskar Swolsky. Prime Commercial Builders is the byproduct and culmination of many leaders, experts, and well-established companies of the commercial real estate industry. With a vision and common goal to expand and focus on the southern regions of the United States. Prime Commercial Builders was founded and located in Hernando, Mississippi. David Busby Jr. with over 40-plus years of high-end commercial construction experience and Oskar Swolsky with 15-plus years of development experience and deep-rooted family ties to the national commercial real estate industry abroad, Prime Commercial Builders was born. Our company was founded not only to service the local community in capturing a vision of high-end amenities and dependable infrastructure, but to also help many well-established corporate tenants expand their footprint into the rapidly expanding regions of the southern United States.

Talmadge Crossings
A community shopping center located at 4701 Talmadge Avenue in Toledo, Ohio. The 61,139 square-foot center is currently 95 percent occupied by a synergistic mix of retail businesses, all operating on triple-net leases. Tenants include Home Buys, KSI Kitchen & Bath, Kava Culture, Great Clips, and others. The center features long-term occupancy with 81.5 percent of tenancy leased through 2030 and beyond
Southlands Shopping Center
A 286,392 square foot retail shopping Plaza with 38 stores originally constructed in 1962 renovated in 1988 with an additional multifamily development being added in 2025 offering 55 plus units for families of two to four members.
Side Cut Crossing
A brand new commercial development consisting of primarily medically related facilities offering, a ProMedica urgent care at 11,000 square feet, an assisted living and memory care facility at just under 70,000 square feet, a 50 unit affordable housing development, an 11,000 Square foot cancer Institute, and an advanced auto parts with additional structures being added.
